Restore leased spaces to handover‑ready condition—on time, on budget, and to landlord specifications. Comprehensive reinstatement covers demolition and make‑good works, M&E disconnection/reconnection, and finishing touch‑ups so deposits are protected and timelines stay on track.

Scope of works

• Demolition and make‑good: Remove partitions, ceilings, flooring, built‑ins, signage, and window films; repair walls, plaster, and skim; repaint to base color.

• M&E services: Isolate, remove, or reinstate lighting, small power, trunking, DBs, and data points; cap water/gas lines; reinstate sanitary fixtures; test and certify as required.

• Fire and safety: Remove/add sprinklers and detectors to original layout, adjust exit/emergency lighting, and coordinate inspections for compliance.

• AC and ventilation: Duct and diffuser removal/repositioning; fan coil disconnection; pressure testing and make‑good ceiling works.

• Flooring and ceilings: Lift carpet/vinyl/tiles; patch floor screed; reinstate suspended or gypsum ceilings, access panels, and cornices.

• Doors and glazing: Remove glass partitions/doors, patch anchoring points, and make good frames, seals, and hardware.

• Final handover: Deep cleaning, debris removal, reinstatement photos, as‑built notes, and sign‑off with the landlord/MCST.
